After working at another dentist’s practice for many years, Dr Behnoush Rohani decided that it was time to take the next step in her career and establish her own practice. Central to this decision was the desire to be able to control her working hours.
Behnoush and her husband Naveed initially approached Medifit in late 2012 to explore the possibility of establishing a new practice.
“We came to know Medifit through referrals by friends who were very happy with the work Medifit had done for them. We chose Medifit because we wanted a practice with a nice design that was also well built and this has certainly been the experience.”
After careful consideration of several locations over the next 12 months, a brand new tenancy became available, part of a new shopping centre complex in the growing and upwardly mobile suburb of Beeliar in Perth’s southern corridor. The tenancy was located in a block of buildings in the complex that were designed implicitly for healthcare services including a pharmacy and a general medical practitioner.
Working with a restricted timeframe and under limitations imposed by the centre developers, Medifit’s design and construction team designed a fully compliant, space efficient, modern practice layout and completed the fit out in just 8 weeks. From the outset of the project, it was clear that intelligent space planning was crucial to a positive result.
Medifit's designers were able to utilise every inch of the available space with a floor plan that provided Bhenhoush with all of her practice requirements. “We have the experience and systems to deliver great results for practices of all sizes and shapes and the ability to work in timeframes that suit our clients needs. The practice presents as a warm, friendly environment which is elegant and practical, creating a welcoming space for patients. The materials selected provide a clean, crisp interior whilst textures and tones are carefully balanced for a contemporary look. With a net floor area of 106m2, the practice comfortably accommodates a generous waiting and reception area, 3 surgeries, a steri/lab, OPG, practice managers office, staff room/kitchen and disability access compliant toilet. It is a credit to the ability of Medifit's designers that the practice appears larger than it might have turned out in less skilled hands.
Careful use of textures and subtle accent colours give the space a contemporary yet elegant look and feel. The light walls and ceilings create an impression of open ness and from the moment you enter, you never feel that you are in a small practice. A central corridor links the main patient traffic areas and provides easy access to all treatment rooms. Surgeries are simple and deliberately minimalist to provide a canvas for individual practitioners expression. The desired theme was elegant and practical and this has been delivered with a combination of clean lines, careful use of colours, finishes and textures and efficient space planning.
Creating a dental surgery in a bare shell tenancy allows for an efficient and rapid build. Typically, the complex plumbing and electrical supply required for a dental surgery means significant modification to the underfloor slab is necessary and this was certainly the case here. A network of channels was cut through the slab to facilitate underground delivery of services to the relevant rooms, providing Beeliar Dental with a seamless, integrated look and maintaining the mimimalist, modern feel.
The natural light through the full height glazing to the shop front has been maximized with the location of the reception and waiting areas. Light penetrates through the reception and waiting, filtering through the corridor and glazed doors to the surgeries. A white gloss laminate reception desk sits centrally in the waiting area and features a contrasting timber laminate up stand.
Timber is also featured in the negative detail which wraps horizontally around the desk while timber laminate clads a column to the right of reception presenting a recess, allowing for a display of featured greenery within the interior. Continuing to the full height store, this wraps around the back wall as a pelmet detail and an ideal location for signage.
A linear lighting strip is suspended above reception and returns to the waiting chair side adding a touch of elegance. A mixture of timber and upholstered chairs balances the materials and introduces a dash of colour to the waiting area. The soft grey carpet tile is continued throughout providing a warm balance with the white interior walls. Fresh white corian benchtops feature in the surgeries with complementary white gloss overhead cabinetry reflects light around the surfaces inside the room. A high light window above and frosted glass doors at the entries allow light to filter into the room creating a clean, white, warm ambience. A crisp white floor vinyl with a subtle highlight of blue and silver carries the colour in the waiting room into the surgeries.
